# The Village at Avon: A Quintessential Englishman’s Perspective
Nestled within the Vail Valley lies Traer Creek, fondly known as The Village (at Avon). It’s a mammoth planned unit development boasting up to 2,400 homes and lodging units, and a staggering 825,000 square feet of commercial space. This vast 1,700-acre land parcel was annexed into the Town of Avon in 1998. It extends from Chapel Square to Traer Creek Plaza, including celebrated spots like Walmart and Home Depot. It even stretches northwards to accommodate new Marriott-branded hotels and Maverik’s convenience store and petrol station.
## Infrastructure Achievements and Contributions
Since 2003, an impressive $70 million has been invested in public infrastructure. This includes a new I-70 diamond interchange exit (Exit 168-Post Blvd.), Post Boulevard, six roundabouts, a Union Pacific Railroad underpass, a bridge, and more. These investments not only support the growth of The Village but also serve Avon residents and tourists visiting Vail Valley. Meanwhile, East Beaver Creek Boulevard has been extended westward while Crescent Hill Road is undergoing construction.
Furthermore, we have built 484 apartments, including 244 deed-restricted community housing units. Additionally, 354,983 square feet of commercial space and 243 hotel rooms have been constructed. The public infrastructure supporting these developments is a testament to our unwavering commitment to this community.
## Advocacy and Future Plans
We remain steadfast in our future ambitions. Currently, we are working closely with town staff on a joint application for zoning amendments to ensure the continued success of both The Village and Avon. Our commitment lies with the town and the broader community, aiming for projects that enhance public revenue, housing, early childcare, and lodging.
Moreover, we proudly supported the creation of a Downtown Development Authority in August 2023. This move addresses community housing issues and public infrastructure needs. Through this, the town can wisely and strategically pursue various development opportunities, stemming from the foresighted planning of The Village.
## Our Community Contributions
Our community contributions are a source of pride. We support the Salvation Army’s food distribution efforts, offering our assistance for over 13 years without costs. We have provided attainable housing, affordable groceries, building materials, and met public infrastructure obligations well ahead of our development timeline. These efforts highlight our dedication to the community’s welfare.
## Upcoming November Ballot: A Matter for Consideration
In November, Avon voters will tackle a 4% use tax on construction materials. We believe this vote is a well-thought-out proposition, deserving our support. This taxation method proves more efficient than a sales tax on construction materials.
The town’s planning showcases astute judgement. The use tax applies only to projects with total materials costs exceeding $125,000, protecting smaller developments and homeowners. Consequently, revenue is collected from larger developments, as it should be. The use tax doesn’t increase project costs, as it balances out against existing sales taxes.
